Living in Wellen Park, Florida: Neighborhoods, New Construction, and an Entire Lifestyle Built Around You
Living in Wellen Park, Florida: Neighborhoods, New Construction and an Entire Lifestyle Built Around You
Once known primarily as the West Villages, Wellen Park has evolved into one of the largest and most exciting master planned communities on Florida’s Gulf Coast. Located in southern Sarasota County, Wellen Park carries a Venice address while placing residents within convenient reach of North Port, Interstate 75, Downtown Venice and several Gulf beaches.
What makes Wellen Park especially appealing is that it is not simply a collection of new homes. It is a thoughtfully planned community with distinct neighborhoods, restaurants, shopping, schools, healthcare, trails, parks, golf, community events and the Atlanta Braves spring training stadium.
Whether you are relocating to Florida, searching for a seasonal home, raising a family, planning for retirement or looking for a low maintenance property near the coast, Wellen Park offers an impressive variety of choices.
From West Villages to Wellen Park
Longtime area residents may still refer to this part of Venice as the West Villages. West Villages is now one of the districts within the larger Wellen Park community.
Wellen Park is organized around three primary districts known as West Villages, Downtown Wellen and Playmore. Together, these districts combine established neighborhoods, new construction, entertainment, recreation and future development.
The West Villages district includes many of the area’s more established residential communities. Downtown Wellen serves as the social and commercial heart of the development. The Playmore district includes CoolToday Park and several of Wellen Park’s newer neighborhoods.
At full development, Wellen Park is expected to include approximately 22,500 homes and more than 50,000 residents. Even with that growth, the community has preserved lakes, green space, natural areas and an extensive network of trails.
Neighborhoods in Wellen Park
One of Wellen Park’s greatest strengths is the variety found within its individual neighborhoods. Each community has its own design, amenities, housing styles and personality.
Some neighborhoods are gated and centered around resort amenities. Others offer golf, active adult living, family focused recreation, maintenance assisted homes or custom luxury construction.
Grand Palm
Grand Palm is one of the most established neighborhoods in Wellen Park. Developed by Neal Communities, it is known for its natural surroundings, lakes, preserved acreage and extensive recreational amenities.
Residents enjoy a resort style pool, waterslide, fitness center, tennis, pickleball, basketball, playgrounds, dog parks and miles of walking and biking trails. Grand Palm offers villas and single family homes in a broad range of sizes.
This neighborhood is especially attractive to buyers who want a mature community with established landscaping and completed amenities.
IslandWalk
IslandWalk is a large gated community known for its active lifestyle and impressive amenity centers. The neighborhood includes villas and single family homes built by DiVosta.
Residents have access to resort pools, lap pools, fitness centers, tennis, pickleball, bocce, playgrounds, walking paths and a full calendar of activities. Bridges and waterways connect different sections of the community, creating a distinctive setting.
IslandWalk has become popular with retirees, seasonal residents and full time homeowners who value an active social environment.

Housing options include condominiums, paired villas, coach homes and single family residences. Amenities include golf, tennis, pickleball, fitness, resort style swimming, dining and social activities.
Some homes include golf membership while others may be located in sections where golf membership is not required. Buyers should carefully review the membership structure, fees and inclusions for the specific property they are considering.
Renaissance
Renaissance is a gated Mattamy Homes community offering villas and single family homes.
Residents enjoy a resort style pool, clubhouse, fitness center, tennis, pickleball, playgrounds and community gathering areas. Its location near the Wellen Park Marketplace makes groceries, restaurants and everyday services particularly convenient.

Wysteria appeals to buyers who prefer a smaller neighborhood atmosphere while remaining close to Downtown Wellen and the conveniences along Tamiami Trail.
Sunstone
Sunstone by Mattamy Homes offers paired villas and single family homes with contemporary Florida floor plans.
The neighborhood features resort inspired amenities designed for recreation and social connection. Sunstone has attracted a mix of families, seasonal residents, retirees and buyers looking for newer construction near Downtown Wellen.
Sunstone Lakeside
Sunstone Lakeside is a gated extension of the Sunstone community featuring larger single family homes.
Homesites include a combination of lake, preserve and neighborhood views. It can be a good option for buyers who like the Sunstone location and amenities but want additional living space and a more spacious single family home.
Brightmore
Brightmore is Wellen Park’s first dedicated 55 plus lifestyle community. Built by Mattamy Homes, it offers villas and single family residences designed for active adult living.
The community emphasizes wellness, recreation, social activities and low maintenance living. Brightmore provides an option for buyers who want new construction and a dedicated active adult environment without giving up access to the restaurants, events and attractions throughout Wellen Park.
Wellen Park Golf and Country Club
Wellen Park Golf and Country Club is being developed by Lennar and offers condominiums, coach homes and single family residences.
The community includes an 18 hole golf course, clubhouse facilities and resort style amenities. It provides a newer golf community option for buyers who want a range of home styles and the convenience of golf within their own neighborhood.
As with any bundled golf community, buyers should review current membership requirements, maintenance responsibilities and community fees before purchasing.
Everly
Everly is one of Wellen Park’s luxury neighborhoods. It offers semi custom and custom homes from respected regional builders including John Cannon Homes, Lee Wetherington Homes, Neal Signature Homes and Homes by WestBay.
This neighborhood is designed for buyers seeking larger residences, upscale finishes, greater personalization and more distinctive architectural options.
Palmera
Palmera is one of Wellen Park’s newest gated neighborhoods and includes a wide selection of homes from David Weekley Homes, Homes by Towne, ICI Homes, M/I Homes, Mattamy Homes and Neal Communities.
Its variety of builders creates more architectural diversity than buyers may find in a traditional single builder neighborhood. Plans include townhomes and single family residences ranging from comfortable Florida living to larger luxury designs.
Palmera is planned with private neighborhood amenities, lakes, preserved landscapes and oversized homesites in select sections.
Lakespur
Lakespur is being developed with homes from Mattamy Homes and Pulte Homes. The neighborhood offers condominiums and single family residences along with outdoor recreation and access to Wellen Park’s growing trail system.
A future school campus is planned within walking distance, making Lakespur an important part of Wellen Park’s family focused growth.
Oakbend
Oakbend is a gated neighborhood featuring homes from ICI Homes and Toll Brothers.
It offers one and two story single family designs with opportunities for personalized finishes and larger floor plans. The community’s private amenity campus and upscale construction make it an appealing choice for buyers who want luxury new construction in a gated setting.
Ashcombe
Ashcombe brings new townhome living to Wellen Park through D.R. Horton.
Its location near the heart of Wellen Park gives residents convenient access to shopping, dining, trails and community events. Ashcombe may appeal to first time buyers, seasonal homeowners and anyone who prefers a lower maintenance property.
Esplanade at Wellen Park
Esplanade by Taylor Morrison introduces another resort style living option to Wellen Park.
The neighborhood is planned around luxury single family homes, wellness, recreation, concierge style services and an active social experience. It is designed for buyers who want the atmosphere of a private resort within a residential community.
Westlake
Westlake is planned as a luxury neighborhood with custom and semi custom homes from Homes by WestBay, ICI Homes, Lee Wetherington Homes and Neal Signature Homes.
Its location will provide walkable access to Downtown Wellen. Homes and amenities are expected to begin delivering in 2027, making Westlake an important future option for buyers seeking upscale construction near the center of the community.
Madera and Future Neighborhoods
Madera is a limited townhome neighborhood from SimplyDwell Homes. It is planned to offer modern, lower maintenance living surrounded by natural scenery.
Additional development is also planned in neighborhoods such as Edgewater, with a mix of townhomes and single family homes designed around welcoming streetscapes, front porches and walkability.
Because Wellen Park is growing rapidly, neighborhood availability, builders, pricing and construction timelines can change. Buyers should verify current opportunities before making decisions.
Downtown Wellen
Downtown Wellen has quickly become the gathering place for the entire community.
Built around an approximately 80 acre lake, the downtown area offers restaurants, outdoor dining, community events, live music and recreational activities. It feels less like a traditional shopping center and more like a waterfront town center.
The Great Lawn hosts concerts, fitness classes, seasonal celebrations and community gatherings. Solis Hall provides a stage for live entertainment, while the splash pad and play areas make Downtown Wellen inviting for families.
The lakefront trail extends approximately 2.8 miles and is popular with walkers, runners and cyclists. Kayaks, paddleboards and pedal boats can also be rented for time on the water.
The Yard offers a casual outdoor setting with food and entertainment. Downtown Wellen also hosts markets, holiday festivities, festivals, wellness activities and regular live music.
A new phase is bringing approximately 44,000 additional square feet of restaurants, retail, wellness businesses and professional offices. A future boutique hotel called The Wellmar is also planned with lake views, event spaces and a rooftop bar.
Shopping and Dining
In addition to Downtown Wellen, residents have access to the Publix anchored Wellen Park Marketplace near U.S. 41 and West Villages Parkway.
The surrounding area continues to add restaurants, salons, medical offices, banks and everyday services. Additional commercial development is planned along Tamiami Trail as the population grows.
Residents can also travel into Venice, North Port and Englewood for more dining and shopping. Downtown Venice offers locally owned restaurants, sidewalk cafés, boutiques, galleries, parks and frequent community events.
For major retail destinations, University Town Center in Sarasota and shopping areas in Port Charlotte are accessible by Interstate 75.
CoolToday Park and Atlanta Braves Spring Training
One of Wellen Park’s most recognizable attractions is CoolToday Park, the spring training home of the Atlanta Braves.
Baseball fans can watch Major League players prepare for the season without leaving the community. The stadium offers an intimate game day experience, modern facilities and a lively spring training atmosphere.
CoolToday Park is much more than a seasonal baseball stadium. It hosts concerts, festivals, markets, community events and entertainment throughout the year. The Tomahawk Tiki Bar and Grill overlooks the field and provides food, drinks, live music and activities even when the Braves are not playing.
Having a Major League Baseball spring training facility within Wellen Park gives the community a unique identity and provides residents with an entertainment destination close to home.
Parks, Trails and Outdoor Recreation
Wellen Park was designed around an active Florida lifestyle. More than 40 miles of connected trails link neighborhoods, parks, Downtown Wellen and recreational destinations.
Residents can walk, run, bike and enjoy Florida’s natural scenery without always needing to get into a car. The community continues to add trail connections, playgrounds, green spaces and dog parks as new areas are developed.
Grand Lake, neighborhood lakes and preserved natural areas add to the open atmosphere. Depending on the community, residents may also have access to tennis, pickleball, bocce, golf, swimming, fitness facilities and organized social activities.
Schools and Education
Wellen Park is located within the Sarasota County school district. School assignments depend on the individual property address and can change as new campuses open and attendance boundaries are adjusted.
Taylor Ranch Elementary School is one of the established elementary schools serving the area. Venice Middle School has traditionally served many students from this part of southern Sarasota County.
The new Wellen Park High School is a major addition to the community. The 81 acre campus was designed for more than 2,200 students and includes advanced learning laboratories, modern classrooms, athletic fields, a competition gymnasium, running track, beach volleyball courts and student gathering areas.
Academic opportunities include Cambridge AICE, STEM research, career and technical education, agriculture, fine and performing arts, Marine JROTC and business education.
A future kindergarten through eighth grade campus is also planned as the community continues to grow.
Families can explore additional options including charter schools, Montessori programs, private schools, virtual education and homeschool resources. Nearby higher education and technical programs include the State College of Florida Venice campus and Suncoast Technical College.
Parents should always verify school zoning, enrollment requirements and transportation directly with the appropriate school or district before purchasing a home.
Healthcare
Healthcare access in and around Wellen Park continues to grow.
The community and surrounding corridor include primary care, urgent care, dental offices, specialists and outpatient services. A Millennium Physician Group facility and an HCA Florida Englewood Hospital emergency department are among the newer healthcare additions serving the area.
Hospitals in Venice, Englewood, Sarasota and Port Charlotte provide additional emergency, surgical and specialty care.
This expanding healthcare network is particularly valuable for retirees, seasonal residents and households relocating from outside Florida.
Proximity to Beaches
Wellen Park offers convenient access to several Gulf beaches, with some coastal destinations located less than eight miles from portions of the community.
Manasota Beach is one of the closest options and is known for its natural setting, shark teeth and beautiful sunsets. Venice Beach offers easy access to Downtown Venice, while Caspersen Beach is popular for shelling, shark tooth hunting and its less developed shoreline.
Residents can also visit Nokomis Beach, Blind Pass Beach, Englewood Beach and Brohard Beach, which includes Venice’s popular dog beach.
Actual driving times vary depending on the neighborhood, season, bridge traffic and beach destination, but many Wellen Park residents can reach the Gulf in approximately 15 to 25 minutes.
Downtown Venice and Venice Island
Downtown Venice is generally about 20 to 30 minutes from Wellen Park, depending on traffic and the starting neighborhood.
Venice Island offers boutiques, restaurants, outdoor dining, parks, cultural attractions and historic architecture. Residents can visit Venice Theatre, Centennial Park, the Venice Museum, Venice Beach and the Venice Fishing Pier.
This proximity allows Wellen Park residents to enjoy a newer master planned community while remaining connected to the established character and coastal lifestyle of Venice.
Access to Interstate 75 and Regional Travel
Wellen Park is located near U.S. 41 with access to Interstate 75 through exits in North Port and Venice.
Interstate 75 connects residents to Sarasota, Bradenton, Tampa, Fort Myers and Naples. It also makes commuting, regional shopping and airport travel more manageable.
Punta Gorda Airport is convenient for many travelers, particularly those using Allegiant. Sarasota Bradenton International Airport provides an expanding selection of nonstop destinations. Southwest Florida International Airport in Fort Myers and Tampa International Airport offer additional domestic and international connections.
What New Construction Buyers Should Know
Wellen Park offers one of the broadest selections of new construction in Southwest Florida. Buyers can choose from townhomes, condominiums, coach homes, paired villas, single family residences, golf homes and custom estates.
However, purchasing directly from a builder is different from purchasing a resale home.
The builder’s sales representative works for the builder. Buyers may benefit from having their own experienced real estate professional review available communities, homesites, incentives, contracts, construction timelines and potential resale considerations.
Important factors include homeowner association fees, Community Development District assessments, golf or club requirements, insurance costs, flood zones, homesite premiums, closing costs and what is included in the advertised base price.
It is also important to compare builder incentives carefully. A lower interest rate or closing cost credit can be valuable, but buyers should still evaluate the total purchase price, financing terms and long term costs.
In many cases, your real estate agent must accompany you or register you during your first visit to a model home. It is best to connect with your agent before touring builder communities.
What Is It Like to Live in Wellen Park?
Living in Wellen Park feels active, social and convenient. Residents can begin the day with a walk along a neighborhood trail, meet friends for lunch in Downtown Wellen, attend a concert on the Great Lawn and finish the evening watching the sunset at the beach.
The community attracts families, professionals, retirees, seasonal homeowners and people relocating from across the country. That mix creates an environment that feels energetic without losing the relaxed pace associated with Florida’s Gulf Coast.
Wellen Park is newer than many established parts of Venice, so construction and expansion remain part of everyday life. For some buyers, that growth is exciting because it brings new amenities, businesses and opportunities. Others may prefer a completed neighborhood with mature landscaping and fewer nearby construction projects.
The key is selecting the part of Wellen Park that fits your lifestyle, budget and long term plans.
Is Wellen Park Right for You?
Wellen Park may be an excellent fit if you are looking for new construction, community amenities, trails, golf, organized activities, proximity to Gulf beaches and convenient access to Venice and Interstate 75.
The variety of neighborhoods is a major advantage, but it can also feel overwhelming. Two homes with similar floor plans may have very different fees, amenities, builder warranties, membership requirements and locations within the larger community.
That is where local knowledge matters.
